We take our own levels first
Before we price a single thing, we measure the floor ourselves. We use a Zip Level and a laser level together — because a Zip Level on its own has a wider tolerance, and it reads inaccurately if it hasn't had time to settle to the temperature inside the house.
That matters more than it sounds. We have had our own readings disagree with an engineer's report on exactly that basis. If we're going to jack your house up, we want to be certain about what we're correcting.
And we check what's already been done
An engineer's report tells you what the floor is doing today. It doesn't always know what's already been fixed.
We check the consent history on the property before we start. More than once we've found settlement being put down to earthquake damage that had, in fact, been reinstated properly years earlier under consent. Knowing that changes the repair — and usually the price.
How we do the work

We take our own levels and map the floor.
We check the consent and repair history on the property.
We jack the floor back in controlled stages.
We pack with solid H3.2 treated packers — not shims, not offcuts.
We secure the bearers with stainless steel strapping.
We re-fix the floor anywhere it has worked loose.
We hand it over with a 12 month workmanship guarantee.
Where piles have failed or bearers have rotted, we replace them as part of the same job rather than sending you a variation later.
We aim for serviceable, not dead level
This is the part most people don't get told.
The target is MBIE serviceability — generally under about 30mm of variation across the floor. Not dead level.
Chasing a perfectly flat floor in an older house is not realistic. We'll tell you where the sensible stopping point is, and why.
Do you need a building consent?
Usually not.
Floor levelling is generally repair, maintenance or replacement using comparable materials in the same position — which falls under Schedule 1 of the Building Act 2004.
