Moving the house is the easy part
Most people find the house first. It's the bit you can see, and there are companies who'll put it on a truck and drive it to your section.
Then it lands, and the real work starts.
A relocated house needs consented foundations, piles set to the right levels, water, power and wastewater connected, drainage that passes inspection, a driveway, and enough landscaping to make it a home rather than a building site. That's the expensive half, and it's where most of the surprises live.

We take it as one contract. We're the main contractor, we carry our own team of builders who self-perform the building work, and we coordinate the specialist trades on top. You get one price, one programme, and one person to ring when you want to know what's happening.

How it runs
1. Before you buy, ideally
Talk to us before you commit to a house or a section if you can. We'll tell you what the site works are likely to cost, which is the number most people don't have when they're making the decision.
2. Site assessment
We look at access, ground conditions, levels, services and what the council will want. This is where the real cost of a site gets decided.
3. Fixed written price
A full schedule — foundations, services, civil works, landscaping — priced line by line so you can see what you're paying for and what you could stage for later.
4. Consents and programme
We work through the consent and give you a programme with real dates on it.
5. Build
Foundations in and ready for the house to land, then everything that follows, through to the driveway and the lawn.
6. Certification and handover
Council inspections, producer statements, Code Compliance, and a 12 month workmanship guarantee.
What drives the price
There's no useful average — a flat site with services at the boundary and a difficult sloping site can differ by tens of thousands. What moves the number:
